LOCATION

The building is about a 10 to 15 minute walk from Le Thanh Ton Street, the well-known Japanese district, which makes it a convenient place for Japanese residents to live. It is also convenient for commuting to the office areas of Districts 1 and 3.

The nearest Metro Line 1 station (opened in December 2024), Ba Son Station, is about a 5-minute walk away (approximate).

FACILITIES ON SITE

The neighboring Vinhomes Golden River has convenience stores such as 7-Eleven and Ministop. There is also K-MARKET, a Korean mini-supermarket, so buying fresh food is easy. There are cafes and a pharmacy as well.

There are few restaurants nearby. For eating out, you will need to go to Le Thanh Ton, which has many Japanese restaurants, or to Pham Viet Chanh. Both are about a 10 to 15 minute walk away.

On the 46th-floor rooftop there are a pool and a gym with sweeping views of Ho Chi Minh City, as well as a spa room and a BBQ area. There is also a pool on the ground floor. The first floor has a library space, a cinema room and a kids space.

MANAGEMENT FEE (MONTHLY COST)

A building management fee is charged every month to cover the management and operation of the common areas. It is calculated by multiplying the unit price per square meter set by the management office (Marriott Residences – Grand Marina Saigon) by the floor area of the apartment.

Example: according to a notice from the Lake tower management office (October 2026), the fee was VND 153,298 per sqm per month (about VND 8.13 million per month for an apartment of about 53 sqm). The notice does not state how VAT is treated, so please regard this as a guide only.

There was a period when the management fee was free of charge, and the date when billing starts differs from apartment to apartment. The unit price may differ by tower and may change in the future. Whether the management fee is included in the rent also depends on the apartment. Please contact us for the management fee of the apartment you are interested in.
